If you're thinking about selling your home, there are 2 main things to focus on:

  • Presentation, and
  • Price

There are only 2 reasons a house does not sell, and that is: if it's not priced right and if it does not show well. So here are some tips to help you sell faster and for more money.

Presentation: Preparing your home for sale

Before you put your home on the market evaluate your home from a buyer’s perspective to get a good understanding of the condition the property is in.

Your home needs to make a good first impression because the goal is to have buyers walk in and instantly see themselves living there and subsequently fall in love with the property.

A cluttered property is not going to perform well on the market, so you should reduce the amount of furniture you have in each room and remove personal items like family photos.

If you have the budget, definitely consider making both functional and cosmetic repairs. Also, give the home a fresh coat of pain and look to hire a professional stager to help define the purpose and potential of each room.

Of course, the last recommendation could cost you money, but if done properly, the investment could be well worth the investment.

Pricing: Having a strategy is key

You’ve done the hard work to present your home in the best possible light. Now what?

It’s time to determine the market value of the home and price accordingly.

To do this, you want to look at properties in your local area and find out what has recently sold, expired and not selling at all.

Compare your home’s size, features and condition to the those on the market to understand where you should be priced.

Show off the value of your home

Once the home is show ready and priced right, just putting up photos on the internet isn’t always enough to get the demonstrate the value of the home and to get buyers interested.

Your marketing should highlight your homes best features that will connect with buyers on a personal level. After all, the buyer who chooses your home will be making that choice for very personal reasons. For example, this could be the home that they start or raise their family in.

Helping a buyer connect with a property is can be achieved by showcasing the home through live video, interactive video, 3D floor plans or drone videos for aerial shots of the home.
