York Region Move-Up Specialist
Most agents can tell you they have experience. I can tell you exactly what kind.

My Background
My background combines direct client experience with formal contract review. Both inform how I approach every transaction today.
Contract Expertise
By the time I took on the Transaction Review Specialist role at EXP Realty, I understood how contracts worked from the client side. I'd written hundreds of offers, negotiated terms, and managed transactions through to close.
Then I moved into a contract review role at EXP, examining purchase contracts submitted by agents across the brokerage. My job shifted from negotiating deals to catching what agents might have missed: ambiguous clause language, conditions that didn't offer the protection they appeared to, terms that could create legal exposure down the road.
I saw contracts that looked completely standard and weren't. I saw where errors cluster, not in theory but in real transactions, repeatedly.

Local Expertise
I lived in North York for 14 years. The neighborhoods, the commute, the schools, the trade-offs of raising a family in the city. And in 2021, my family made the move to Stouffville.
I went through the same research my clients go through. The neighborhood comparisons, the school district questions, the commute calculations, the financial math of selling one home and buying another. When someone tells me they're not sure whether to prioritize school catchment or square footage, or that they're nervous about timing two closings, I know what they mean. I navigated it myself. I'm not a commuting agent who covers York Region from a distance. This is where I live.
Core Values
Each offer and agreement goes through the same process. Every clause is read for what it actually says, not what it's assumed to say. Every condition is structured to provide genuine protection, not just the appearance of it.
You'll never wonder what's happening or what comes next. I update clients at every stage, not just when there's news. I explain in plain language, not real estate jargon.
I'll tell you if a property is overpriced, if the timing creates unnecessary risk, or if I think you're about to make a decision you'll regret. The right outcome for you matters more to me than a quick close.
